Hiring a good buyer’s agent is the same concept.
I use years of industry experience to negotiate on your behalf and get you deals usually reserved for seasoned investors. In the best-case scenario, a buyer’s agent will ensure the deal goes smoothly for you. We arrange inspections, contractors, closings, and work to ensure sure that your deal closes without a hitch. We coordinate with your lender to make sure no one misses major deadlines, and we’re your all-around, go-to person for making the deal work for you.
But there's no such thing as a standard real estate deal.
What about the worst-case scenario?
Deals do go bad. It happens. And sellers are just people. Some people are generous and kind and will do anything they can to make sure you're happy in your new home. Other people will turn the power off before you have a chance to do your final inspection and take all the light bulbs before you move in. I've seen it happen!
I’m there for both scenarios. I’m there to guide you through the process, help you negotiate the best deal, and to fight for what you deserve as buyer. You need someone who has the experience to know how to pivot in negotiations and when to call trusted industry professionals to help.
In the past, as a buyer’s agent, I’ve been able to negotiate some amazing things for my clients:
1) Negotiations – I can help you negotiate the best deal. In real estate, everything is negotiable. Once, I was able to get a $20,000 reduction on the list price of a home AND got the seller to throw in their entire bedroom set (bed, dresser, nightstands, etc) for free.
2) Appraisals - What happens when an appraisal comes back too low? On another deal, after negotiating a $15,000 reduction on list price, the appraisal came back too low the day before closing. The buyers would have had to bring an additional $5,000 to the table to close. I was able to negotiate the price down so the buyers didn’t need to bring any additional funds.
3) Repairs - On the buyer's side, we had negotiated a list of repairs on a very nice house that had several latent defects; there were issues with the crawl space, plumbing, and an incomplete garage. After we had entered into an agreement, the sellers still pushed to close without resolving those issues! I fought daily to ensure the sellers made the repairs they had agreed to.

What happens now with the NAR/DOJ rule change?
Honestly, it doesn’t change much in the state of AL. In Alabama, sellers always had the option to pay buyers agents or not and how to pay them.
Can sellers still pay the buyer's agent's compensation?
My goal is to still negotiate with the seller to cover the buyer broker compensation, and to make it as easy as possible for you to close. I negotiate for you.
